The Space:
•	Private Bedroom: Security Locked for your privacy. Comfortably furnished with a cozy queen-sized bed, fresh linens, desk, chair, dresser, chest of drawers, 65” Roku TV, 4 x 6 walk in closet, and plenty of natural light.
•	Shared Spaces: Full access to the kitchen (all communal appliances available for use), living room, laundry room, and a designated guest/shared bathroom. Large Patio and Fenced yard for privacy.
•	Strict Privacy boundaries: Please note that the homeowner’s personal bedroom and personal bathroom are strictly private and completely off-limits to ensure privacy for both parties.
What’s Included:
•	Utilities are covered (electricity, water, sewer, trash).
•	High-speed Wi-Fi is included for all your streaming, browsing, and remote work needs.
Parking & Logistics:
•	Dedicated, off-street parking is assigned to you on the far side of the driveway.
House Rules & Compatibility:
To maintain a quiet, harmonious, and clean household, I ask all applicants to agree to the following standard boundaries:
•	Cleanliness First: To keep common areas pleasant, all shared kitchen spaces, counters, and utensils must be cleaned up immediately after use.
•	Quiet Hours: Observed daily from 9:00 PM to 7:00 AM to respect varying shift sleep schedules.
•	Pets: I love dogs & welcome one dog weighing under 25 pounds. No other pets (including cats) are permitted. There is a $300 non-refundable fee per dog.
•	Guests: Overnight guests are permitted with 24 hours advance verbal notice, capped at a maximum of 2 consecutive nights or 4 nights total per month.
•	No Smoking/No Recreational Drugs: The entire property (including the garage) is strictly smoke-free, vape-free, and recreational drug-free.
Community Rules:
Room rental is not age-restricted however, because this home is located within the vibrant Sun City age-restricted community, the tenant explicitly agrees to comply with all Sun City HOA rules, regulations, and bylaws (which can easily be found and reviewed online). 
Screening Process:
All interested applicants must fill out an application and pass a secure background, credit, and eviction check via an online landlord portal (no sensitive SSN sharing required). There is a $50 application fee.
