Optional furnishings include a queen mattress, desk, table, and A/C. Down in the basement there's a free W/D along with a spare refrigerator. Our (shared) 0.05-acre backyard works nicely for gardening and lawn games.

Neighborhood 
We're right by a public park with a basketball court and a playground! This block has more open space than housing, so there's plenty of street parking for residents.
Sublease terms 
The sublease runs through August (with an option to renew) at a monthly rent of $960. Adding a flat $95 for utilities and internet, your total payment comes to $1,055/month. Upfront requirements: first (on signing) + last (on move-in).
No security deposit. The rent's going up in September though, maybe 4 percent.
