About this space
A 1920s adobe home carefully renovated in 2000 using only non-toxic materials.  The solid wood cabinetry, hard troweled plaster walls and stained concrete floors create a warm cozy environment.
The home is heated with a hot water radiant floor system and the city water supplied passes through a whole house filtration system before going to all the taps.  Also, a central vacuum system simplifies cleaning.
Summer cooling is provided by an evaporative cooler that moistens the air and cools the whole house.  Housekeeping comes in monthly for a deep clean unless other arrangements are made

Nestled in a quiet, walkable Santa Fe neighborhood near Second Street. Close to cafés, yoga studios, and local shops. Trader Joe’s and Whole Foods are just over a mile away. A soulful, peaceful retreat filled with character and care — perfect for rest, writing, or exploring the magic of Santa Fe.

The space
The property is composed of a front house and a front yard. The casita at the rear of the property is  where the owner lives. There is an inner yard between the two houses so they are not connected.

Guest access
The space you will be renting is the front house. It is composed of a living / dining room, a kitchen, two full bathrooms, one bedroom and our massage space that can be a second bedroom, office and a spot to enjoy the fireplace.  The front porch is a nice spot for morning coffee and the front yard has some nice garden beds that can be shared.

“We absolutely loved our long-term stay at Tim and Irina's casita — the care and intention they put into the home and design is clear, and we were so wowed by the place, location, and home-y feel that we extended our stay as soon as we arrived. It's walking distance to some cafes and restaurants and just a short drive to the local trail systems and grocery stores. We've never stayed in an AirBnb that so quickly felt like home. It's impeccably clean, a great space for remote work (strong wifi!), cooking, and watching the birds from the front patio. Thanks Tim and Irina for being such gracious hosts! A Few Notes to Care for the House   (please read this list carefully)

Our home was lovingly handcrafted with care and carries many unique details and antique touches. We ask you to treat the space as you would your own. A few gentle reminders to help:

Windows: Please close all windows before leaving the house for the day. Summer storms can arrive suddenly, and winter heat loss is significant due to the nature of adobe construction.  This is very important, if you fail to do so and I need to leave the premises for any length of time, We will have no choice but to enter your space to close any windows that should not have been left open.

Kitchen Counters: The countertops are made of handcrafted cast concrete. Please be mindful not to leave oil bottles or other items that may leave permanent rings overnight.  The cabinets are solid wood and contain no formaldehyde products.

Furniture:  A lot of the furniture is old and doesn’t fair well to hot and cold glasses left for long periods of time.  So please use trivets for your cups and glasses and wipe up spills when they occur.

Heating: The home is heated with radiant floor heat, which warms slowly and steadily. Please do not adjust the thermostats without checking with us first. We maintain a cozy 72°F in winter. If you have special needs, let us know before your arrival so we can make any adjustments in time.

Water: The entire house is connected to a high-quality water filtration system. Feel free to drink from the taps and enjoy chlorine-free showers — a rare treat!  However we also ask that you be mindful of where you are, this is truly high desert and water is scarce and becoming more so every day.  The showers are fitted with valves that allow separate control of temperature and water pressure.  So play with that and try to find the most conservative volume that you are comfortable with.  This is greatly appreciated.

During your stay, you’ll have full access to the original adobe home, including:

The kitchen

Living/dining room

Two bedrooms one with a nice Kiva fire place with a gas log lighter.  We’ll show how to operate the damper and log lighter. Note that one bedroom has a semi-soft full size bed and the other a firmer queen size bed.  Also, one closet in this bedroom contains Irina’s personal belongings (please don’t move or use anything).

Two private bathrooms

Laundry Room:  You have full use of the washer and dryer and other equipment and supplies.  Please be mindful of checking the lint filter before starting a load.  Also be absolutely certain you have emptied pockets of any loose items.  These can become lodged in the washer drain and it involves a service call to fix.  Also, this washer only requires a small amount of detergent.  About 13-19mm in the big cap from the bottle is sufficient.  We provide you with high quality unscented washing products.  Please do not put scented products in our machines.  Any questions, please ask.  The laundry room is also where the vacuum cleaner is stored which is shared between both spaces,  So on occasion, the owner may enter this room only to access the vacuum.  You may lock the bedroom door for peace of mind.

At the back of the property is a separate guest house and workshop where Tim lives. This is his private space, so he kindly asks that you respect his privacy — but he is always close by if you need anything. Just call or text, and he’ll be happy to help.  

Also even though we are pet lovers, for different reasons our house is not suited for animals.  We have made exceptions but it’s rare:(
